Renovación urbana: red de edificios híbridos para reducir el déficit de equipamientos urbanos esenciales en Jaén, Cajamarca

Abstract

La presente investigación plantea un modelo de red de edificios híbridos en la ciudad de Jaén, Cajamarca, como respuesta a los desafíos que trae consigo el acelerado crecimiento urbano y la insuficiencia de infraestructuras básicas. El estudio tuvo como objetivos principales analizar la estructura urbana, evaluar la distribución de los equipamientos existentes y proponer un uso más eficiente del suelo mediante la combinación de funciones en un mismo espacio. Para alcanzarlos, se aplicó una metodología de carácter mixto, articulando técnicas cualitativas y cuantitativas que permitieron obtener una visión integral de la realidad urbana actual. Los resultados ponen en evidencia una fuerte concentración de servicios en el centro de la ciudad, lo que obliga a los habitantes de las zonas periféricas a recorrer largas distancias para acceder a servicios esenciales como salud, educación y recreación. Esta situación revela la urgencia de implementar edificios híbridos capaces de integrar dichos equipamientos y, al mismo tiempo, impulsar una regeneración urbana sostenible. De este modo, la propuesta contribuye a mejorar la calidad de vida de la población y ofrece un modelo práctico y replicable que puede servir de referencia para otras ciudades intermedias que enfrentan problemáticas similares

This research proposes a network model of hybrid buildings in the city of Jaén, Cajamarca, as a response to the challenges posed by rapid urban growth and the insufficiency of basic infrastructure. The main objectives of the study were to analyze the urban structure, evaluate the distribution of existing facilities, and propose a more efficient use of land through the integration of multiple functions within the same space. To achieve these goals, a ixedmethod methodology was applied, combining qualitative and quantitative techniques that allowed for a comprehensive understanding of the current urban reality. The results reveal a strong concentration of services in the city center, forcing residents in peripheral areas to travel long distances to access essential services such as healthcare, education, and recreation. This situation highlights the urgency of implementing hybrid buildings capable of integrating these facilities while simultaneously promoting sustainable urban regeneration. In this way, the proposal contributes to improving the population’s quality of life and offers a practical, replicable model that can serve as a reference for other intermediate cities facing similar challenges.
