Resumen
Uno de los mayores retos que plantea la reinserción urbana es la recuperación de los volúmenes perdidos de la arquitectura cuando, en su violenta guerra con la historia y el tiempo, se ha transformado en ruina desconectándose del tejido urbano actual. La presente investigación aborda la problemática del abandono y deterioro de equipamientos postindustriales en el eje agroindustrial del Río Chancay, en Lambayeque. Frente a esta situación, el objetivo general es plantear estrategias que permitan su reintegración y reutilización, reconociendo su valor patrimonial y el potencial de revitalización de estos espacios. Para alcanzarlo, se aplicó una metodología de enfoque mixto, abarcando dimensiones como contexto histórico y social, patrimonio industrial, factores de abandono, impacto socioeconómico y espacial, conectividad urbana, y criterios de sostenibilidad y adaptabilidad; combinando todo tipo de instrumentos como: revisión de documentos, mapeos, registros fotográficos, análisis de referentes y trabajo en campo. Asimismo, entre los principales resultados, se identificó que la reintegración efectiva de estas infraestructuras no depende únicamente de su restauración física, sino también de su resignificación en la dinámica actual. Estrategias como el cambio de uso adaptativo, la reutilización de materiales originales y la inclusión de programas culturales surgieron como mecanismos esenciales. El caso de la fábrica de Pucalá sirvió como foco proyectual para proponer lineamientos replicables en contextos similares. De esta manera, se proyecta un valor urbano y arquitectónico basado en los criterios de sostenibilidad, la recuperación de identidad cultural y la activación funcional de espacios públicos; transformándolos en agentes de cohesión social y regeneración urbana.
One of the greatest challenges urban reintegration poses is the recovery of lost architectural volumes when, in its violent war with history and time, it has become a ruin, disconnected from the current urban fabric. This research addresses the problem of the abandonment and deterioration of post-industrial facilities in the agro-industrial axis of the Chancay River, in Lambayeque. Faced with this situation, the overall objective is to propose strategies that allow for their reintegration and reuse, recognizing their heritage value and the revitalization potential of these spaces. To achieve this, a mixed-method approach was applied to broad dimensions such as historical and social context, industrial heritage, abandonment factors, socioeconomic and spatial impact, urban connectivity, and sustainability and adaptability criteria, combining all types of instruments such as document review, mapping, photographic records, reference analysis, and fieldwork. Furthermore, among the main results, it was identified that the effective reintegration of these infrastructures depends on their physical restoration and redefinition in the current dynamic. Strategies such as adaptive change of use, the reuse of original materials, and the inclusion of cultural programs emerged as essential mechanisms. The case of the Pucala factory served as a design focus to propose replicable guidelines in similar contexts. In this way, an urban and architectural value is projected based on sustainability criteria, the recovery of cultural identity, and the functional activation of public spaces, transforming them into agents of social cohesion and urban regeneration.
