The objective of this research is to evaluate the feasibility and effectiveness of steel prefabrication as an alternative to conventional construction systems in single-family homes in Sector 38 of Chiclayo, considering architectural, economic, and environmental aspects. This analysis is carried out using a mixed approach, combining documentary analysis, field data collection, and technical comparisons. It was found that the conventional system presents structural rigidity, higher execution costs, and a high environmental impact, limiting its adaptability to contemporary housing needs. In contrast, steel prefabrication offers greater flexibility for reconfiguring spaces, optimizing time, and reducing costs, both in execution and in subsequent reconfigurations, in addition to generating a decrease in environmental impact, particularly when recycled steel is used. However, cultural barriers and misperceptions about its durability persist, which restrict its acceptance. The results show that, with proper planning and technical support, the prefabricated construction system can respond more efficiently to the growing demand for housing, maintaining its adaptability to contemporary ways of living and offering a more affordable and sustainable system in an expanding urban context such as Chiclayo.
